Selling inherited property in Latvia from abroad
You can sell inherited property in Latvia from abroad once the inheritance is settled and your title is entered in the Land Register (zemesgrāmata). What must be done before an inherited property can be sold?
Two things must be in place. First, the inheritance case must be completed. Second, your title must be entered in the Land Register (zemesgrāmata).
While the property is still registered in the deceased owner's name, no buyer can buy it. Ownership passes to the buyer only by an entry in the Land Register.
For land in rural areas this is written in the law. Transactions may be made only with land whose ownership is entered in the Land Register (law "Par zemes privatizāciju lauku apvidos", Section 27, wording in force 3 April 2026).
How is an inheritance settled in Latvia?
Inheritance cases in Latvia are handled by a sworn notary. At the end of the case the heir receives a certificate of inheritance (mantojuma apliecība). This document confirms that the property has passed to you.
This page does not state deadlines, notary fees or the list of documents for the inheritance case. They depend on the number of heirs, on whether there is a will, and on other facts. Ask the notary who handles the case.
After the certificate is issued, the heir registers the title in the Land Register. Only then is the property ready for sale.
Can I inherit land in Latvia if I am not an EU citizen?
The law "Par zemes privatizāciju lauku apvidos" limits who may acquire land in Latvia by purchase. Those limits do not apply to inheritance.
The restrictions in Section 29 do not apply to land acquired by inheritance (Section 29, wording in force 3 April 2026). The requirements for acquiring agricultural land in Sections 28.1, 30.1 and 30.2 also do not apply to land acquired by inheritance (Section 30.3, paragraph 1, point 3).
When you later sell agricultural land, the buyer's side follows the standard procedure. The buyer applies to the municipality, and a municipal commission supervises the transaction (Section 30.1). The full procedure is described, in Latvian, on the page Lauksaimniecības zemes cenas Latvijā.
What if there are several heirs?
If there are several heirs, the property usually belongs to all of them in undivided shares (domājamās daļas). Each heir's share is recorded in the Land Register.
The simplest route is a joint sale. All co-owners sign one contract, and each receives their share of the price.
We do not buy a share in jointly owned property without the other owners' consent. In some cases we consider buying an undivided share. If you sell only your share, the other co-owners have a right of first refusal. Talk to them first and, if possible, agree on a joint sale.
Can I sell without travelling to Latvia?
Sending the property details and receiving our offer needs no travel. Send the cadastral number or address, your phone number with the country code, and the price you want. We check the Land Register, the cadastre and encumbrances and call you with a price or a refusal. You can get an answer within hours.
For signing, another person may sign for you in Latvia. That person needs a power of attorney. Before payment we check the scope of the power of attorney: whether it includes the right to receive the money.
The form of a power of attorney signed abroad depends on the country where you sign it. Ask a Latvian notary which certification and translation they accept before you sign anything.
How and where is the money paid?
We pay only by bank transfer. We pay only to a bank account held by the seller. We do not pay to the account of an attorney-in-fact or a relative, and we do not pay in cash.

Which documents do you need?
On the day of payment we need four documents.
- Land Register printout (zemesgrāmatas nodalījuma izdruka).
- Cadastre printout (kadastra izdruka).
- Your identity document.
- Certificate of inheritance (mantojuma apliecība).
If another person signs for you in Latvia, that person needs a power of attorney.
How much is inherited forest, land or an apartment worth?
Market data below come from transactions registered in the Latvian State Land Service system NĪTIS and are compiled by SIA KALME analytics. They are context for talking to any buyer, not our offer.
The median forest land price in Latvia in August 2025 – July 2026 was 3213 EUR/ha (SIA KALME analytics, VZD NĪTIS data). Half of the transactions were between 1538 and 4724 EUR/ha.
The median agricultural land price in the same period was 4554 EUR/ha (SIA KALME analytics, VZD NĪTIS data). Zemgale in the south was the most expensive region, Latgale in the east the cheapest.
The median apartment price in the same period was 913 EUR/m² (SIA KALME analytics, VZD NĪTIS data). In Riga the median was 1029 EUR/m², in the rest of Latvia 554 EUR/m².
Inherited property often has features that a median does not show. A rural house may have stood empty for years, a forest may have been cut recently, land may be overgrown. The price of a specific property is set after a check, not from an average.
